Clauses to be added to any Promise to Purchase: The requested sale price is taxable and breaks down as follows:
$655,000 + $32,750 (GST) + $65,336.25 (QST) = $753,086.25
The land does not currently belong to the SELLER; however, as the SELLER is committed through a promise to purchase with the landowner (developer), they undertake to sign a deed of sale making them the full owner of the lot prior to the signing of the deed of sale for the new house.
Following an accepted promise to purchase, the parties must complete a preliminary contract between them within 7 days of the acceptance of said promise to purchase. If the preliminary contract is not signed within the specified timeframe, the promise to purchase shall become null and void.
